How is land valued differently than a house?

Houses are valued on nearby sales of similar homes. Land is valued on capability: soil productivity, access, utilities, timber value, rights, and highest-and-best use. Two neighboring tracts can be worth wildly different amounts per acre — which is why online estimates miss badly on land.

What does the valuation cost?

My land is landlocked / has no perc test. Can it still sell?
